§ 8-1. General.

  • (a)

    The lot size, width, shape and orientation, and the building lines shall be appropriate for the location of the subdivision and for the type of development and use contemplated.

    (b)

    Depth and width of properties reserved or laid out for commercial and industrial purposes shall be adequate to provide for the off-street service and parking facilities required by the zoning ordinance.

    (c)

    Corner lots shall have extra width to permit appropriate building setback from, and orientation to, both streets.

    (d)

    Each lot in a subdivision shall have an appropriate frontage on a publicly maintained street.

    (e)

    Double frontage and reverse frontage lots should be avoided except where essential to provide separation of residential development from traffic arteries or to overcome specific disadvantage of topography and orientation.

    (f)

    Side lot lines shall be substantially at right angles or radial to street lines.

    (g)

    Where grade separation structures are proposed at the intersection of major streets, the lots and improvements in the subdivision shall be arranged so as to make adequate provision for such structures.
